GuocoLand to set new benchmark with launch of Lentor Modern. GuocoLand’s Lentor Modern, the first and only integrated development in the upcoming Lentor Hills complex, will go on display on September 2. The construction will include 605 residential units spread across three 25-story towers, as well as a retail complex. The entire property will be connected underground to the Thomson-East Coast Line’s Lentor MRT Station.
The 96,000 square foot retail area at Lentor Modern features a significant street frontage. The mall has one storey at one end and three floors at the other due to the slope of the land. The stores and food and beverage outlets are on the first floor, a 12,000 square foot supermarket is on the second, and a 10,000 square foot childcare center is on the third. “The project is planned so that people can walk to all amenities in under a minute, from the MRT station to the stores, grocery, dining options, and childcare center,” explains Dora Chng, GuocoLand general manager (residential).
At the moment, the Lentor Hills estate is a new residential subdivision with nothing but vacant ground. It is, however, positioned within a well-established private housing enclave, with access via Yio Chu Kang Road and Ang Mo Kio Avenue 5. “The Lentor area is an interesting, upscale neighborhood surrounded by private home estates,” says GuocoLand CEO Cheng Hsing Yao. “It’s near to nature, but it lacks a hub, a center where the surrounding community can assemble.” Lentor Modern, which has a public plaza in front of the mall, is positioned as the neighborhood’s new hub. “There will also be public gathering spaces,” Cheng says. “It will be positioned as a fashionable retail and social hub.”
He views Lentor Modern as ushering in “an exciting new way of life” in the Lentor neighborhood. “That’s why we call it the ‘Modern’ series.” Lentor Modern will be the series’ third incarnation, following Martin Modern at Martin Place near Robertson Quay and Midtown Modern in the Beach Road-Bugis neighborhood. Lentor Modern is GuocoLand’s third Modern series partnership with ADDP Architects, and its second with landscape architect Ortus Design, who was also involved in Midtown Modern.
