GuocoLand to launch preview for Lentor condo project; prices start from S$1,880 psf. Pricing for the Lentor Modern integrated mixed-use development by Guocoland will begin previews on Friday (Sept. 2), with prices beginning at S$1,880 per square foot (psf).

In the Lentor neighborhood, this will be the first launch of a private condominium in more than 20 years. The Thomson-East Coast Line’s Lentor MRT station would also be immediately integrated with it, the property developer announced in a news release on Wednesday. There will be 605 homes available, and over 80% of them will have two or three bedrooms. According to GuocoLand, each of the 2- to 4-bedroom apartments would have a separate “flex room” to accommodate various requirements.

The starting prices for the 1-bedroom and 2-bedroom apartments are approximately S$1.1 million and S$1.4 million, respectively, while the starting prices for the 3-bedroom and 4-bedroom apartments are S$1.9 million and S$2.9 million, respectively. Three 25-story residential buildings will be part of the 99-year leasehold complex, which is located on 1.7 hectares of land and has 96,000 square feet of F&B and retail space, a 12,000 square foot supermarket, and a 10,000 square foot childcare facility. By 2026, GuocoLand hopes to have the project finished.

GuocoLand’s debut of the 605-unit Lentor Modern follows Frasers Property’s preview of the 158-unit Sky [email protected], which began last weekend on August 27. A two-bedroom unit measuring 657 square feet (sq ft) costs approximately S$1.3 million, a three-bedroom unit measuring 893 sq ft costs S$1.7 million, and a four-bedroom unit at 1,302 sq ft costs S$2.6 million. Indicative prices for Frasers’ Bedok project begin at S$1,937 psf.

The District 20 neighborhood, which includes the Ang Mo Kio, Bishan, and Thomson neighborhoods, is where Lentor Modern is located. A joint venture managed by UOL sold 98% of the 372-unit AMO Residence in the same district region over the course of its first weekend of sales, with prices starting at S$1,890 per square foot. This was around five weeks ago. In Ang Mo Kio, AMO Residence is being built by UOL Group, Singapore Land Group, and Kheng Leong Company.

The Lentor Modern by GuocoLand will feature amenities such a leisure pool, spa pool, and jacuzzi alcove in addition to a 50- and 25-meter lap pool. Additionally, there will be a magnificent clubhouse, a tennis court, indoor and outdoor gyms, and 2 distinctive lawns. The clubhouse will include a dance studio, a business lounge, two event rooms, and a games area. Anderson Primary School, Ang Mo Kio Primary School, CHIJ St Nicholas Girls’ School (Primary and Secondary), Mayflower Primary School, Anderson Secondary School, Presbyterian High School, Anderson Serangoon Junior College, and Nanyang Polytechnic are only a few of the nearby educational facilities.
